The Physical Plant is responsible for accumulating charges for work performed and determining who is responsible for these charges. Physical Plant receives funding to provide ongoing maintenance and repairs for academic and administrative facilities. Auxiliary Enterprises and Activities generally should be responsible for all expenditures in their areas.

Examples of services paid for by Physical Plant:

  • Maintenance and repair to buildings; i.e. walls, windows, doors, hardware, roofs, ceilings, floors, elevators and their heating, ventilation/air-conditioning, electrical, plumbing and other systems and equipment installed as original construction or retrofitted integral parts of buildings.
  • Repair of carpeting where carpet is the standardized floor covering for that area, on an as-needed basis, as determined by the Physical Plant.
  • Maintenance and repair of fixed equipment , such as steam cabinets, autoclaves, stills and cold rooms that are permanently integrated with the building systems.
  • Maintenance of utility plants and distribution systems for steam, water, electricity, sanitary waste, storm water and area lighting. For Auxiliary Enterprises;i.e. Housing, Student Center, Student Recreation Center, Physical Plant pays for maintenance of the line until that line becomes dedicated solely to the needs of the Auxiliary Enterprise; from there it is the responsibility of the occupant.
  • Scheduled custodial and refuse collection services except for Auxiliary Enterprises.
  • Maintenance and repair of basic classroom furniture and furnishings, such as seats, lecterns, blinds and permanent projection screens.
  • Maintenance and repair of fixed refrigeration, fume hoods, and air-conditioning equipment, with the exception of window air-conditioning units.
  • Maintenance of the grounds other than the Auxiliary and Activity areas.
  • Recycling in all areas.
  • Maintenance of walks, steps and patios. Auxiliary Enterprises are charged back for the services on their steps and patios. Additionally, Housing and Student Center pays for certain designated walkways.
  • Vandalism cost related to all of the items mentioned above, with the exception of Auxiliary Enterprises and Activities, are initially the responsibility of Physical Plant. Reimbursement to Physical Plant is made when the University receives reimbursement from the transgressor(s).

Examples of services usually paid for by Departments:

  • Maintenance and repair of all departmental property, special classroom equipment, special lighting or audio/video equipment, office furniture and furnishings and laboratory equipment (including repairs necessitated by vandalism).
  • Installation of departmental equipment.
  • Repairs to moveable equipment which is tapped into the building systems, such as refrigerators, ice machines, freezers, etc.
  • Fabrication of cabinets, shelves, signs, and other miscellaneous items.
  • Painting, floor covering replacement and decorating beyond the level provided under basic maintenance budgets.
  • Special custodial or refuse collection services, such as cleaning of draperies, venetial blinds, and windows, if these services are requested by a department.
  • Moving services.
  • Services and equipment required to set up for special events.
  • Renovation, alterations or improvements to facilities at the request of the departments.
  • Parking Division is responsible for the maintenance and repair of street and parking lot lights.
