Operational Policies
- The Building Maintenance Division has the primary responsibility for maintenance of the physical facilities of the University academic and administrative areas. This includes the maintenance and repair of buildings and equipment.
- The Building Maintenance Division has a secondary responsibility for rendering service to various University departments when Physical Plant manpower, equipment and experience are available. This includes, but is not limited to, the repair and maintenance of departmental equipment such as chairs, desks, lab equipment, window air-conditioners, supplementary air conditioners, growth chambers, and coolers.
- Misuse of facilities may be charged to the using department. Typical misuses are:
- overloading electrical circuits
- low voltage due to overloaded circuits
- excessive use of water
- damage to laboratory and/or building caused by overflowing water or other malfunctions of equipment
- Illinois is a prevailing wage state and as such requires that all skilled craft work must be performed by persons compensated at the prevailing rates established for this local area as certified by the Illinois Department of Labor.
- The superintendent of Building Maintenance will function as the control officer for this division.
Operational Procedures & Services
The Physical Plant has a comprehensive maintenance and repair program but does not conduct detailed inspections to evaluate the condition of individual spaces. Building Maintenance relies on the user, occupant, custodians and Department of Public Safety to report visible problems. Any building maintenance deficiencies in academic and administrative facilities will be corrected at no expense to the department.
